Do you need more space, less space or different space? Do you need to be closer to work or the Metro? Whatever the reason, you have decided now is the time to sell your home. Here’s a summary of what happens next.

Initial walkthrough: Every home is different. In order to give you the most comprehensive market analysis, we come over twice. This first time is very quick. We do a preliminary walkthrough of your home to assess its condition, character and marketability.

Second meeting: After much research and planning, we come over a second time to present a market analysis of your home, the current micro-market in your neighborhood and the competition. We discuss your time frame, preferences, repairs, staging, marketing, open houses and – of course – price. We put together an in-depth marketing and listing plan which will take into consideration your next steps in home ownership.

Pre-launch: As you de-clutter, store, and fix up your home (don’t worry we’ll tell you exactly what to do and no more) – we hire the photographers, create your website, draft your fact sheets, create your virtual tour, place ads, and everything else in between to get your property ready for the market.
Launch We then launch your property everywhere possible – not only in the Multiple Listing Service (MLS) but in over 40+ websites. Your property is now famous.

Showings: The showings begin. We hold open houses. We monitor web traffic – we can gauge how many people are looking at your website and virtual tour. We monitor how many agents show your property. We follow up with everyone. We listen very carefully to the market, keep you updated on everything – what is going on with your unit as well as the competition and market around your unit. Your house needs to be clean and in showing condition during this time.

Offer: We get an offer! We scrutinize the whole offer and address each and every point and term. We contact the lender for a more thorough understanding of the buyer and look over their finances. We make sure they can successfully complete settlement. After negotiating and agreeing to mutually acceptable terms, a contract is ratified. The clock starts ticking on contingencies.

Pre-settlement: At this time you schedule movers and start packing. We help orchestrate all inspections – home inspection, appraisal, termite, etc. All terms and repairs (if any) are negotiated. We try to conduct these inspections during the day while you are at work to avoid any inconvenience. We are in touch with the buyer’s agent, their lender and title company to make sure everything is coming together. This period is normally 1-2 months long, but can be as little as 2-3 weeks or as long as several months.

Settlement: By this time you have successfully moved out and your home is broom-clean. At settlement, you hand over the keys to the buyer, sign a few documents and after about a half an hour - you are done. Settlement proceeds can either be in the form of a check or wired to your account. You have successfully sold your home. You now celebrate.
