Free Tour: Visit Five Local Foreclosures in One Morning

If you’re like me, the current state of the economy is on your mind. The bad news is all over the TV, the Internet and our local newspaper. It’s enough to have anybody feeling down. But there is at least one thing we can feel good about right now: Did you know that many of the greatest fortunes ever built were started in the Great Depression? Where there is challenge, there is opportunity.
One of the best opportunities in this current recession is real estate. With interest rates so low, prices at bargain-basement levels and a large inventory of properties available, now is the time to buy. Buy low, sell high. It’s the age-old, proven formula. And it certainly works in real estate. For most Americans, their homes are their biggest investment.
As you know, foreclosures currently represent a good percentage of the residential market and may offer a great chance to buy low. In the past, we have often advised our clients against buying foreclosures because of the difficulties involved. Buyers had to spend weeks or even months to find one; then endure an opaque bank process; and finally find a lot of cash to make the property livable This has all changed because of the foreclosure crisis. There is a large supply of foreclosures available for purchase across the DC metro area and this segment of the market has many benefits:
- Homes are easy to find.
- Banks are taking lower offers.
- The homes are in much better shape. Some brand new homes are foreclosed upon!
- There are some opportunities to lock in profits at the bottom of the market.
As you probably already know, a record number of homes across the country went into foreclosure in 2008-09, and that number is only expected to grow in the near future. All these foreclosures are making the real estate market one big “clearance sale” for homes, as distressed homeowners and banks try desperately to unload properties.
I know buying a home at 20, 30, or 40 percent under market value sounds good. You’d think everybody would be buying these, right? But buyers interested in foreclosed homes often have a pretty big obstacle: It’s difficult to get access. In order to solve this problem of access for you, we are hosting a FREE Foreclosure Tour, on Saturday, December 12th at 10:30 am. During this educational tour, you’ll be able to walk through five foreclosed homes. We will simply meet at the first home and then caravan from home to home. The educational tour should finish in about 90 minutes.
This special tour is a great way for you to learn more about the foreclosure market. You’ll be able to see and evaluate each home inside and out. You’ll even be able to have all your questions answered. At the first home on this tour, you’ll receive a special educational Foreclosure Tour packet, which will include the following:
- Details on each home included in the tour.
- A map to each home in case you get stranded from the caravan.
- A summary of the real estate market statistics in the area, including recent comparable home sales, the average length of time it takes to sell a home today and the average selling prices of homes in the area.
